'Estate agents window displays: setting your estate agency apart in a competitive market

If BBC Two’s “Under Offer: Estate Agents on the Job” has shown us anything, it’s that the housing market is slowly returning to what it once was. The weary titans of the sector are breathing a sigh of relief and independent agencies are dusting themselves off, ready for another round in the squared circle.

What can independent agencies do to gain traction in such a competitive and sometimes cutthroat market? Here are two solutions that should help to differentiate you from the old guard of the estate agent world.

Creating a clean and distinctive storefront

The estate agent’s shop window was once the domain of endearing handwritten cards, of “4 U” being shoehorned into brand names and so on. Agencies have reined themselves in of late, and display systems are now recognised to be the best way to display their wares. They’re so effective, in fact, that they are starting to be adopted by museums and a number of other retailers too.

Cable displays are ubiquitous, but require professional installation and rarely provide sufficient and even illumination for the properties that they showcase. We can’t assume that customers will be window-shopping in daylight hours; people are working longer and longer hours, and leaving offices later and later. They might only be thinking of house hunting on the way to or from work, when it’s still dusky. If the properties aren’t appropriately lit, potential buyers might not be able to pick out the details that they want to pick out.

Making sure your website works across platforms

With your physical storefront looking sleek and modern, it’s important not to ignore your online storefront - your website. Just like with your physical shop window, you can’t guarantee that potential customers are going to view your website on a traditional desktop computer.

We don’t need to tell you that mobile devices are everywhere, and as such, if a potential buyer or seller hits a brick wall when trying to view your website on a tablet or smartphone – be it a prompt for them to install Flash, or simply that the website doesn’t fit on a smaller screen.

The solution is to make your website responsive and free of Flash, guaranteeing that users have access to everything they need to be able to make an informed decision when it comes to buying or selling a house.

If you’re not sure whether your website is responsive or not, all you need to do is open the page, and then shrink the window down lengthways. If the website adapts and shifts the content to the smaller-sized window, your website is responsive and it should be viewable on any device with an Internet browser – provided your website is viewable and useable without Flash.

Even if your entire website isn’t built in Flash, there might be key aspects of the website that do require Flash – for example photo galleries or information forms. The way of finding out if key aspects of your site require Flash is to try and load the website on an iPhone, iPad or iPod Touch – none of which support Flash, and so if you are unable to use key features of your website on those devices, you need to switch those elements to more widely-supported technologies.

These are exactly the kinds of things that veteran estate agents would overlook, so they represent exactly the kind of leg-ups that independent agencies can get on them in the housing market rat race.
